There is a fairly predictable cycle in real estate, but COVID-19 has made the 2020 market anything but ordinary. Since spring, we’ve seen some new trends emerge while some existing trends accelerated. What has characterized our market lately, and how are we still delivering for our clients? For starters, there are too few available homes on the market to meet the high demand from buyers. To help our clients combat this extremely low inventory, we’ve strengthened our network; by constantly innovating as a team on the back end and working with other Realtors on the frontlines, we’re able to take a more aggressive approach and locate properties that aren’t listed in the MLS. If you’ve been struggling to find a home and are interested in finding hidden inventory (‘unicorns,’ as we call them), please reach out us; we won’t divulge specifics on the in-house systems that have given our team the edge here, but we’d more than happy to help you. On our recent listings, we’ve been able to stir up a ton of buyer interest and generate multiple offers. We’ve identified a repeatable process that works for our sellers. We’ve found that multiple offers on a listing usually come right away—within three to four days of your home hitting the market. That puts you as the seller in the driver’s seat, meaning you can dictate the terms of your home sale. For example, since most sellers will have to locate their next home on the market, the most important term aside from price that you can dictate is the closing time frame; if multiple buyers are competing for your home, you get to say, “The only offer I’ll accept is one that allows for a 60-day (or 75-day) close so I can look for my next home."
