Will building a pool help you sell for top dollar in our South Tampa real estate market? Over the years, we’ve each visited countless homes as both a buyer’s and seller’s agent, and our opinion on owning a pool has always been that it’s not worth what you pay for it. The highest return on investment you can get when renovating your home usually comes from updating the kitchen, bathrooms, and flooring. As we’ve often said, if you build a $50,000 pool, the next day it’s only worth $20,000 to $25,000. That said, building a pool is a lifestyle choice, and COVID-19 has definitely altered our lifestyle choices. In today’s market, the pool you build is worth every penny it costs to install. Lately, we’ve seen house after house failing to sell specifically because they didn’t have a pool. So we did some research and found a lender who will work with you and the buyer to build one during the sale process. As it turns out, this offer works, and it’s already helped sell one of our houses. We always love to add new things to our quiver to help sellers sell for top dollar and buyers find what they want, and the point of this was to add a new solution to a new challenge.

In today’s market, the pool you build is worth every penny.

When we ran this scenario by one of our trusted local appraisers and asked them what they were seeing in our area, they said it makes all the sense in the world. Appraisers work with historical data, and though they don’t have the data to validate this kind of move quite yet, pools are clearly what buyers are asking for now since all other public swimming opportunities have been shut down this summer.
